MEP Coordination in Commercial Construction: What Every Business Owner Should Know

MEP — mechanical, electrical, and plumbing — is the invisible infrastructure that makes a commercial building function. It is also, reliably, the phase of construction where poorly managed projects fall apart. Understanding what MEP coordination involves, and why it matters, helps you evaluate contractors before you commit to one.

What MEP Covers

Mechanical

Mechanical includes HVAC systems — heating, cooling, ventilation, and air distribution. In office environments, mechanical design determines comfort, air quality, and energy costs for the building’s operating life. Poorly designed mechanical systems are expensive to fix after the ceiling is closed — which is why the specification matters before construction begins.

Electrical

Electrical covers power distribution, lighting, data and communications infrastructure, emergency systems, and increasingly, EV charging.
